Yes, a newbie from central AL! I'm retiring from the USCG soon (after 30+ yrs of service) and looking for some time at home with the wife and kids before they leave (the kids!) and want to start a small farm of critters of my own.
The problem is we have inherited 120 acres that has 40+/- hd of cattle on it that are being allowed rent free to roam/feed.
The herd's owner rebuilt the fences 5+ years ago and in exchange had free range per my in-laws.
The area re-fenced is @ 80 acres. I really don't know exact numbers.
Now we own it and don't want the owner to remove the cows but want a fair market value (AUM?) on the pasture rent.
Is 5+ years of free pasture for that size herd fair? I don't know. I need help.
Where do I find such information on fair pasture rent? What does the forum think?
Wouldn't mind some input from "Gregg" or other AL types to weigh in on a new scenario.
Sorry for the abstracts but trying to get a feel as a new land owner w/o applying more hardship to others in this economy.
