I am so glad you made it basically okay. You might want to see about new springs in the truck... that might be the only big deal for pulling the trailer.... But that is for another day for now.

Hope the does all get there with less hassle...

I would fight the witch and her agent and anyone else for the mess left... I realize you are tired... BUT.... it still is going to be left to you to clean it out so at least you need to keep the deposit and all that you are entitled to. People have got to be made responsible for their actions... sometimes it is easier to not fight things, but sometimes you just have to. All the more reasons that people don't rent things out anymore, and people don't want to do favors for or be nice to other people... because everyone takes advantage and the ones doing the "taking advantage" always figure they are not going to have to "pay for it" ..... because it is "easier" for the other ones (in this case, YOU GUYS), to just get rid of them and not fight over it...

Today I shoveled every spare moment I could to prepare for the does arrival. I got four stalls and the feed room done. One I did yesterday. There were roaches and mold and old grain mash splattered everywhere. I thought horses were cool once. Now I never want to own one. The remaining ones are the dog stall that has the feces pile and creep area for their small dog made of pallets I have to disassemble once I can walk in the stall. The other is their "hay stall" which has a platform of pallets covered in a tarp. The moldy hay bale was one that had a large decomposed rat under it and the pallets have drag marks and hay pulled in under it so there will be rats either dead or alive or both to deal with tomorrow. And then I need to do the loft and alley and tack room.
The agent sent us an email saying that because everything left in the barn was normal and natural in a stable and because the barn was in the same condition it was at the day of walk through one minus the lady's possessions and horses she doesn't have to forfeit one penny of the deposit. Because everything I'm dealing with is NORMAL for a barn.

So yeah. I guess we're going to go get and pay a lawyer to advocate for us on Monday probably more than the deposit so we can tell them that's unacceptable.

We made a ton of concessions for the buyer because she asked for them and now I get to deal with her problems and get sick from them. It really steams me up. Dh thinks they will get to keep the deposit because they are entitled probably connected rich doctors that just bought themselves an even bigger horse farm-WITH STAFF according to the neighbors (and they aren't surprised they left me a barn full of nasty surprises because they were always trying to get free carpentry labor from the patriarch of the home of all types and are never willing to pitch in on the shared driveway maintenance until they are forced to and only half arse it when they do). (Oh yeah, I'm probably going to need to buy a backhoe or tractor to do this not "pay a nice landscaping company down the road a few hundred bucks every few years to maintain the drive". No. We are supposed to maintain the drive in front of our house ourselves as it needs it.)

If I can collect enough mummified rats and dog turds I wish I could mail them to her.

I need to take a shower and get ready to do it again. Down and depressed and have to work more nasty stuff tomorrow and in no position to help the kids make their daddy pancakes for Father's Day.

I wish my trailer locked.
Just catching up now. We use a chain through the bars on our trailers with a padlock. Nothing like some Animal Rights person opening the trailer doors to "free" your animals in a parking lot near the interstate!
You might want to see about new springs in the truck... that might be the only big deal for pulling the trailer.
Get heavy duty springs. Slightly rougher ride when not towing but it is a tradeoff.

I took pics. Worried the contract was too cookie cutter to help us, but whatever. Another thing I wish we could skip. This was under a hay bale that I was hoping was a kind gesture for the first night after the trashed barn. Nope. Moldy and full of death.

Apparently this and the roaches, mold and et c that come with it are "normal" for a barn. All but one of the horse lived in stalls are like this on the walls, forget the floor. I need to be putting away my home, not cleaning up after an adult child and her playthings.

Horses must be foul, filthy, reeking creatures. After this, I never, ever want one. I have no idea what this is, but I can not get it all off!
